There's no catch. Common sense tells me that in a down market where many homesellers barely have enough equity to sell their home to break even, that realtor fees should not be the determining point for them to do so.
Because my fees are less, you can list your home for less and increase the chances of locating a buyer faster. It's win/win situation and believe me, I am not doing enough work to merit paying me $10,000 to sell your home.

 MULTIPLE LISTING SERVICE: Your home will be listed in the Multiple Listing Service (MLS). This is the system that gives all Realtors and their clients information about your property and ability to schedule appointments to view your home.
 ENHANCED INTERNET MARKETING: 90% of homebuyers begin their search on the web and that is why we have invested in a syndicaton software that places your property in front of the whole world with one click of a button.
"WALK AWAY ANYTIME": Our "walk away anytime" contract gives you the ability to cancel the listing agreement at any point prior to an accepted offer. You are not bound by 3 or 6 month agreement like many of your traditional brokerages require. I understand that things come up and it may not be your best interest to have your home listed for sale any longer. No problem!
SIGNS & LOCK BOXES: We provide distinctive sturdy signs for your yard and street corners directing potential buyers to your property.
COMPARABLE MARKET ANALYSIS:We prepare a comparable market analysis report to provide you with our recommended listing price of your home.
OHIO ASSOCIATION OF REALTOR FORMS:We provide all the forms you need from listing through closing.We don't charge you for them.
VIRTUAL TOURS:We provide virtual tours for NO fee. and that Virtual Tour is uploaded to our website, MLS, YAHOO REAL ESTATE, and a host of participating websites that accommodate virtual tours at no cost to you. Here's a sample of a virtual tour.
QUALITY PHOTOGRAPHS:A collection of still photos of your home is displayed in MLS, and a multitude of participating web sites.
WE ARE WITH YOU ALL THE WAY, from listing through closing.We take the agent and customer calls; we negotiate for you; we advise you and assist you in any way necessary.
SELLING AGENT'S COMMISSION:If another agent brings the buyer then we typically offer them 2.5% of the sales price for commission. That is our recommendation but this amount is negotiable.
PREQUALIFYING BUYERS: To prevent wasting valuable time, we require all potential buyers to provide pre-qualifications and pre-approvals before they view your home.
CUSTOMIZED FLIERS: We provide you with customized fliers that showcase your home and provide information for potential buyers.
